When you make the decision to sell your home one of the things that you have to decide is when to list. There are pros and cons to listing in all four seasons. It all depends on your region but here is a list of pros and cons to help you decide what time of year would be best to sell your home.
SPRING- Pros: Tax Refunds, more cash flow is always beneficial; Avoid Competition, most sellers will list in the summer months so you will have less competition in the spring; Cons: Weather, April showers can pose issues with showing.
SUMMER- Pros: School is out; warmer weather; more hours of sunshine; Cons: Vacations are scheduled during summer, less showing traffic; Warm weather, could also mean it is too hot to be outside comfortably;
AUTUMN- Pros: School is starting, families want to be moved in before the school year starts; Cons: School is starting, listing your home while getting kids ready to start another school year can be a challenge.
WINTER- Pros: In the warmer southern states selling in the winter is ideal, snow birds typically shop for homes in the winter months; People house shopping in the winter months are more likely to be serious buyers as opposed to window shoppers; Cons: Weather, the unpredictable snow and ice can always affect showing appointments.
